Overview
We are seeking a seasoned Lumber Estimator with hands-on expertise in structural framing take-offs for both residential and light commercial projects. This role is highly specialized and requires experience in estimating complete framing packages for:
• Single-family residences
• Custom home projects
• Multi-family developments (apartments, duplexes, townhomes, condos)
• Light commercial or office structures requiring structural lumber

Job Duties
• Produce accurate and detailed lumber take-offs for framing, sheathing, and related hardware from architectural and structural drawings.
• Review residential and light commercial plans to determine material quantities and specifications.
• Partner with procurement teams to establish costs, source appropriate materials, and deliver competitive bids.
• Keep detailed records of estimates, bid proposals, and cost tracking.
• Work closely with sales, design, and field operations to ensure accuracy and timely delivery of materials.
• Leverage estimating software (PlanSwift or similar) to enhance speed and consistency in take-offs.
• Contribute to training and mentoring junior estimators as needed.
• Participate in customer and sales meetings to review scope, answer questions, and ensure satisfaction.

Skills & Experience
• Minimum of 3 years of direct lumber estimating experience for residential or light commercial construction.
• Strong understanding of wood-framing practices and building codes.
• Proficiency in reading and interpreting construction and structural drawings.
• Experience with estimating platforms (PlanSwift, Trade Tek, or similar preferred).
• Strong math, organization, and communication skills.
• Ability to handle multiple bids and meet strict deadlines.

• Monday – Friday, 8:00 AM – 5:00 PM
• Consistently exceed turnaround expectations set by the department to ensure timely and accurate completion of take-offs in line with project schedules.
